Our REO specialists provide the ultimate in service.  The convenience of our single point of contact via our full-time Relocation Director and toll free phone number allows you to assign and check on numerous properties at one time.    To save time and increase efficiency, you may choose to e-mail us copies of the property’s profile that includes the address, file number, projected foreclosure or vacancy date, if applicable. CENTURY 21 Associates  will provide the following:

(1)               Upon receipt of the address, former debtor’s name and projected

foreclosure date, our office will select a qualified REO specialist

to complete a drive-by Broker Price Opinion, with special emphasis as to occupancy status and exterior condition.

(2)               Upon foreclosure and conveyance of title to your company, we will rekey

and secure the property.  An updated Broker Price Opinion with interior pictures will now be completed with an itemized list of necessary repairs that will be required for loan purposes or recommended to enhance the property’s appeal.  We will mail hard copies or e-mail pictures to you based upon your preference.

(3)               Any concerns as to condition of roof, foundation, existence of termites and such will be stated in writing and recommendations of quality inspectors/vendors will be provided.

(4)               Upon written notification (by fax, e-mail, letter), we will order clean-up,

removal of debris or snow, winterization, pool and yard maintenance.

(5)               Upon the formal listing of the property, we will handle the transfer of utilities, pay monthly invoices as due and remit for reimbursement at the end of each month to your firm including all copies of bills and copies of our checks.

(6)               We will secure bids on recommended repairs/improvements and upon

written approval, will oversee the  completion of all work..  For example a major repair such as foundation work for $5,000 that you could not upfront, needs to be stated here), will be invoiced directly to your firm after inspection of the work by our office. 

(7)               All properties will be placed into the appropriate MLS boards for that community and will be added to our Website, www.Century21.com,  www.Century21espanol.com, plus www.cliffponte.com, www.c21associatesrealty.com for additional exposure to consumers.

(8)               Where customary, the property will be held open for MLS tour and in all cases, for office tour.  Information on the property will be disseminated to all area brokers.

(9)               The property will be checked for security at least once a week – unless remotely situated – wherein it will be checked at regularly established and approved times.

(10)           All offers will be submitted timely to you verbally and by fax from our centralized relocation department, along with a buyer profile or copy of loan commitment letter.

(11)           A specific marketing strategy will be developed to expose the property to as many prospective buyers as possible and be competitive in the marketplace.

(12)           Monthly written reports will be sent to your firm summarizing marketing activities, number of showings, comments from prospective buyers,

new listings for sales or recent solds in the area and suggested, if any,

price adjustments.

(13)           Our program will be coordinated through our relocation department comprised of a staff with over 30 years of experience.  We will provide efficient and knowledgeable service.

(14)           Our program is closely monitored and evaluated on a regular basis to assure the caliber of service our clients expect.
